The core items

  • Details of the scheme protecting the deposit.
  • Contact details for the landlord and the agent.
  • The amount of the deposit and the address of the property.
  • The procedure for releasing the deposit at the end of the tenancy.

Proof of service

Email delivery confirmations, signed acknowledgements or recorded delivery slips — keep something that proves the tenant received the pack. Service is not the same as posting.

A standard cover letter, a single PDF, and a logged email make this one of the easiest items to comply with consistently.
