Varying a tenancy mid-term: doing it cleanly

A swap of one tenant, an added occupant, a new pet, a rent change — mid-term variations come up regularly and are easy to get wrong. How to handle them.

Varying a tenancy mid-term: doing it cleanly

Changes during a tenancy are inevitable. Handled in writing, they are routine; handled informally, they cause confusion months later.

Adding or removing a tenant

A simple deed of assignment, signed by all parties, is the cleanest route. Update the deposit protection registration immediately afterwards.

Permitting a pet mid-tenancy

A short written variation to the tenancy setting out the new permission and the related obligations.

Rent changes

A signed agreement varying the rent, with the effective date and the new amount, beats a chain of emails every time.

A file with no variations is unusual. A file with verbal-only variations is a problem waiting to surface.
